Lakeshore Athletic Club - Flatiron

150,000 sf Athletic Facility
Broomfield, CO

Lakeshore Athletic Club - Flatiron is a 150,000 square foot, “state-of-the-art” athletic facility that opened November 1, 2003 and is largest private athletic facility in Colorado.  Lakeshore Management Group (LMG) has designed Lakeshore to be a complete “athletic resort” that is unmatched in the number and quality of services that it will provide.  Moreover, LMG has built Lakeshore to attract families and fully expects it to become a destination where parents and children will spend long periods of time.

Lakeshore offers a full array of exercise options including cardiovascular and free weight areas, tennis courts, indoor and outdoor swimming pools, a 50 ft. climbing wall, cycling studios, and an NBA-sized basketball court.  A complete schedule of group exercise programs (yoga, pilates, tennis, pre- and post natal, etc.) and personal training is also available.

Lakeshore features top-line amenities not found at competing clubs.  For example, deluxe locker room areas include steam rooms, dry saunas, and whirlpools.  LMG has built a total day spa, Waves Day Spa, within the club that offers massages, facials, manicures, and pedicures among numerous other health and beauty treatments.  A full service restaurant and bar area serves meals and drinks when the club is open and will function as a gathering place for members, families, and business-people.  Lakeshore also has its own sports-apparel shop and offers laundry service.

Lakeshore is located at the FlatIron Crossing intersection/area of Broomfield, Colorado, which is 8-miles from the center of Boulder and 17-miles from downtown Denver.  The club is surrounded by an established and thriving residential, office, and retail area that has undergone and continues to experience extensive new development.  In addition, the club benefits from high visibility and easy accessibility as US36, the main thoroughfare between Denver and Boulder, runs alongside the facility.

Within the past three years, the residential unit growth in the club’s immediate area has been tremendous.  Since 1990, the population of Broomfield has increased by 58% to 83,299 residents, and the average household income (which is currently $80,205) has nearly doubled.  Within 1-mile of the club, new homes are selling for upwards of $500,000.  Within 5-miles of the club, there are approximately 109,000 residents and over 41,000 housing units.  Outside of Broomfield, LMG expects to draw users from both Boulder and Denver, neither of which have comparable athletic facilities.
